Holding deposits and Tenancy Fees for Students

sbliving does not charge any fees to students when signing up to rent a student house, although Students do need to pay holding deposits and may be charged fees in certain circumstances during their tenancy so please read on carefully!

We operate a fair and transparent policy to all our students and tenants with regard to monies paid to reserve a property and any fees which may be charged during a tenancy. If you are interested in any of our student houses, please fill in an application form and return to our offices as soon as possible so you do not miss out on your chosen house. We then look over your form and discuss with the landlord, so please do fill in all parts of the form with as much detail as possible and ensure your housemates do so also. If successful may invite you to pay a holding deposit which will will be equivalent to 1 weeks rent of the property applied for.

We will inform you and your housemates immediately if we do not think your application is suitable and our lettings team will be happy to try help you apply for another property. If a holding deposit is requested we will confirm the terms of the rental deal in writing agreed between you and your landlord and work towards completing the tenancy agreement as soon as possible.

When a holding deposit is received sbliving will complete landlord references and credit checks for the proposed tenancy which for a student tenancy will usually include checks on guarantors. Where tenants change their mind on letting a property they risk losing their holding deposit, however should the landlord change their mind over letting the property to you and you have provided all requested information relevant to the tenancy application, accurately and in a timely manner then a full refund would be processed.

All of our student tenancy agreements include the following schedule of charges which may be charged during your tenancy for the reasons given-

Failure to pay rent ( 1 day + ) – Bank base rate plus 3% upon arrears
Changes to the tenancy agreement- £50 plus additional reasonable costs
Early termination fee- Any costs of re-letting
(termination fee shall not exceed the sum of the rent being terminated)
Lost key or security device – £15 administration plus cost of materials
