Holding fees and Tenancy fees for Professionals

At sbliving we operate a fair and transparent policy with regard to monies paid to reserve a property and any fees which may be charged during a tenancy. We encourage anyone interested in our properties to fill in an application form and return to our offices for consideration. On receipt of your application form your interest will be discussed with the landlord and we may invite you to pay a holding deposit which will will be equivalent to 1 weeks rent of the property applied for.

Our application forms contain the following wording with regard to the payment of the holding deposit-

I understand that I should take reasonable steps to complete the tenancy application process within 15 days of paying the holding deposit. I am aware that if I do not complete the application process, fail a Right to Rent Check, provide false or misleading information or decide not to rent the property, then I understand I may forfeit the holding deposit paid in full.

If we read your application form and sbliving or the landlord do no think your interest is suitable for the property we will inform you immediately. If we do ask you to pay a holding deposit payment we will forward a payment request email which details the terms and conditions which apply to the payment you are making and confirms the details of the proposed tenancy to be created.

On receipt of any payment sbliving will commence credit checks and referencing for the proposed tenancy. sbliving operates a strict policy that if all relevant and necessary information is given to us by our tenants when applying for a property both accurately and with integrity with full disclosure of relevant information, then our tenants can be assured that if the landlord refuses to accept their application sbliving will refund all monies paid in full.

The following are the tenancy fees which apply to all of our properties during a tenancy and are contained within our student tenancy agreements-

Failure to pay rent ( 1 day + ) – Bank base rate plus 3% upon arrears
Changes to the tenancy agreement- £50 plus additional reasonable costs
Early termination fee- Any costs of re-letting
(termination fee shall not exceed the sum of the rent being terminated)
Lost key or security device – £15 administration plus cost of materials
