Tenant Fees

At sbliving we operate a fair and transparent policy with regard to applying to rent any of our properties. We encourage anyone interested in our properties to fill in an application form and return to our offices for consideration. On receipt of your application form your interest will be discussed with the landlord and we may invite you to pay an application fee and / or holding deposit. If we read your application form and sbliving or the landlord do no think your interest is suitable for the property we will inform you immediately. If we do ask you to pay an application fee or holding deposit payment we will forward a payment request email which details the terms and conditions which apply to the payment you are making and confirms the details of the proposed tenancy to be created.

On receipt of any payment sbliving will commence credit checks and referencing for the proposed tenancy. sbliving operates a strict policy that if all relevant and necessary information is given to us by our tenants when applying for a property both accurately and with integrity with full disclosure of relevant information, then our tenants can be assured that if the landlord refuses to accept their application sbliving will refund all monies paid in full.

The following are fees which apply to all of our properties unless otherwise stated by members of our team or our adverts-

Property administration fees-

House or Flat (based on 2 adults, £50 per additional adult)- £200

Shared accomodation per person- £108

Student property per person – £108

Guarantor Agreement – £40

Express check in, move in requested within 3 days – + £50

During your tenancy –

  • Failure to pay rent (after 7 days) – £30
  • Failure to pay rent additional charge (14 days) –  £30
  • Visit to property by Landlord or agent regarding rent arrears – £48
  • Bounced cheques (each), or returned Standing Order – £30
  • Replacement of lost keys – £24 admin plus £6 per key
  • Tenancy renewal fee (per person) – £60
  • Refunds / Deposit deductions per item – £24
  • Rent payment made not by standing order – admin charge – £6
  • Early release from tenancy where permitted and new tenant found – £360
  • Small claims court proceedings issued due to contractual breach – £240
  • Lost or missing utility prepayment key / card (per item) – £48
  • Future landlord reference in writing  (free if verbal reference given) – £25
