SBLiving Landlord Fees

The following are our standard property management fees for both full property management and let only services. sbliving recognises that not all properties and landlord requirements are the same therefore we invite landlords to call the office and discuss their individual requirements so that we can tailor a level of service specific to your requirements.

Property management fees for landlords – Let Only Properties –

  • We will charge you a letting fee of £420 per property
  • We will charge 6% of gross annual rent for a student let
  • We will charge you a letting fee of £240 per room
  • We will charge £30 per invoice to arrange maintenance works

Property management fees for landlords- Managed Properties –

  • We will charge you 12% of gross rent achieved on the Property.
  • We will charge you a letting fee of £210 per property
  • We will charge you a letting fee of £90 per room
  • We will charge you a letting fee of £60 per Tenancy should you or an existing tenant choose to renew the Tenancy for a further 6 month or greater period.
  • We will charge £120 to arrange a detailed inventory and statement of condition prior to the start of the tenancy.
  • We will charge £60 to arrange a basic inventory and statement of condition prior to the start of the tenancy.
  • We will charge you £36 for protecting, administering, managing a deposit dispute and returning the deposit at the end of a tenancy when legally required.
  • We will charge you £72 for annual Gas Safety Certificates (price may differ subject to property location).
  • We will charge you £72 for an EPC certificate (price may differ subject to property location).
  • We will charge you £180 to arrange and submit a local authority HMO license, including floor plans, meetings and necessary inspections on your behalf should it be required.
  • We will charge £30 to attend a property and top up pre payment meters should it be required
